The rate-contract format is intended to record the agreed rate, scope, materials and exclusions in writing. The signed project agreement—not this website—defines the final commercial terms.

Before work begins, the project-specific document should identify inclusions, client-paid fees, variation handling and the basis used to calculate the final built-up area.

Plans drawn to how you live, with a walkthrough so you can experience the spaces before we build.

Rate-contract

A fixed per-square-foot agreement. Every material and specification is named and agreed up front.

Build

Structure, masonry and services, with regular quality checks and progress you can follow — including remotely.

Finishes & handover

Finishing work, a final walkthrough, and the keys — with warranties and drawings handed over.

It is a project agreement format that can tie pricing to an agreed measurement basis while listing scope, specifications, exclusions and variation rules. Exact commercial terms must be confirmed in the signed agreement.

The exact approvals support and responsibility split is pending client confirmation. It must be written into the project scope, including which professional, authority and client fees apply.

Remote coordination requirements can be captured in the plot brief. Reporting cadence, approval channels and document ownership must then be agreed for the specific project.

Price-adjustment and variation rules depend on the signed contract. The website does not promise that every material movement or scope change is absorbed; those conditions must be reviewed before signing.
